The reservation deposit to take a plot off the market is 100,000 THB. The reservation period is 4 weeks which is allows your lawyer to carry out the due diligence on the development and check contracts etc. In the unlikely event that the due diligence report indicated any legal reason not to proceed, the deposit is of course fully refundable else the main contracts are signed the following payment plan follows on.

The payment plan is a straightforward process designed to protect both parties and keep the construction process moving forward smoothly. The initial payment with be a one-time land payment that puts the plot’s land title in the buyer’s name securing their ownership of the land. Title deeds will be held by the buyer’s lawyer. Also at this time, the first construction payment will be due allowing the construction process to begin. Construction payments are divided into 5 parts and tied to construction goals being reached. These also correspond to a construction timeline to ensure completion of the villas in a timely manner.
 
Photographic evidence of construction progress will be taken and provided to the buyers on a regular basis to have them kept fully informed of progress of their build and also to provide evidence of goals being accomplished prior to release of funds to LUXANA by the buyer to move to the next stage of the construction timeline.

Construction Payments
 
  1. 45% (excluding the 100,000 THB reservation deposit) - The land is transferred to the buyer. Start of the footings, ground level columns and beams, concrete floors, concrete terrace and pool structure.
  2. 30% - Start of the roof, including all roof steel and tiles or sheeting, the brickwork, including both interior and exterior walls.
  3. 10% - Start of all electrical conduits and wiring, and all water plumbing, all ceilings (both internal and external), exterior roof soffits, wall plastering and skim coating, doors, windows, floor tiling, bath tiling, and pool tiling.
  4. 10% - Start of installation of all lighting (interior, exterior and pool), electrical switches and outlets, installation of all sanitary items (including bathroom showers, sinks, bathtub, and toilets), kitchen and the completion of all painting (both interior and exterior), exterior sandwash, and concrete parking
  5. 5% - Upon completion of the entire Villa, provided the Villa has been inspected by the contractee and buyer for defects and deficiencies, and provided these defects and deficiencies, if any, have been corrected to the satisfaction of the contractee and buyer.
