Is vendor financing available?
Payments can be made in easy instalments, plus up to 50% vendor financing is available on selected apartments and villas.
Are the apartments and villas furnished?
Vanda Residences are being offered fully furnished. The other apartments and villas are offered unfurnished. However the management team can arrange for a full furniture package, so your property is ready for you or your guests to move into.
What is the ownership structure for the properties?
Each villa owner can directly own their actual villa building. Each apartment owner co-owns the building in which their apartment is situated; the Co-Ownership agreement for the building stipulates which owner has which apartment(s). In addition, each of the villa and apartment owners at Azur holds a Golden Share, which provides a effective freehold ownership of their apartment or villa at Azur. A binding Shareholders' Agreement and the detailed Home Owners' Rules & Regulations then provide additional levels of safeguards and protection. The owners collectively elect the board of the Management Company, and have full control over how the maintenance is conducted, what amenities are provided, and details such as how security is arranged.
Who owns the Common Areas?
The Common Areas are owned by the Management Company. This includes all the common areas in the Clubhouse, including the swimming pool, yoga room, gym steam rooms, reception area and cafe, the roads, tennis court, and other landscaped areas which have not been demised to one or more of the owners as being their private land or property. The owners manage the Common Areas for their collective benefit.
Who is responsible for the maintenance and security of the property?
The maintenance, facilities, and security are all run by the Management Company, which is controlled by the owners (see above). The Management Company maintains and keeps clean all the communal spaces, including the Clubhouse, swimming pool, gym, gardens, roads, tennis court, common building interiors, walkways, lifts, and generators in addition to providing for services such as pest control and 24 hour security.
What annual levies are due and what do they cover?
Annual levies are 15 Baht per month per m2 of villa plot size and 50 Baht per m2 per month of apartment size i.e. a plot size of 600m2 will cost 9,000 Baht per month and an apartment of 65 m2 will cost 3,250 Baht per month.
Is there a sinking fund?
Yes., the Management Company manages a sinking fund to be paid by each owner upon build completion. For the apartments, the Sinking Fund payment is 500 Baht per Sq M of space, for the villas the amount is 150 Baht per Sq M of land plot area.
How are utility fees calculated and paid?
Each individual apartment and villa is equipped with its own electric and water meters. Owners make payment to the Management Company. Utilities are charged at municipality rate plus 10%. The 10% premium is used to contribute towards the running costs of the owners' Management Company.
How does the rental program work?
For owners who do not wish to occupy their unit year round, there exists the option for a passive income. Owners may arrange their own tenants, either short or long term, or simply notify the management team who will then arrange to offer the unit for rent. For an additional charge, which can be passed on to the rental tenant, the management team can arrange to handle airport transfers, check-in and check-out, laundry and maid service, rental cars, drivers, chefs, baby sitters, massage, excursions etc.
What steps have been taken to ensure security at the property?
With onsite security guards, an extensive high-def CCTV system, and a 24-hour reception centre, owners are afforded excellent safety and security. Importantly, fuel-efficient generators and Tesla solar PowerWall units provide the entire development with emergency back up power.
